download pdf (4.5 MB) Draft Community Design Guidelines: Commercial and Mixed-use Development The Design Guidelines reflect the County's desire to encourage high quality investment in commercial and industrial districts. The Guidelines emphasize projects that contribute to the health and beauty of the County's communities. New projects will need to fit into their communities and anticipate futures where pedestrians feel safe and comfortable in commercial and business districts. They support the use of transit and anticipate new types of opportunities where commercial and residential uses are developed into new village centers that provide social and economic focus to the surrounding neighborhoods. The future of planning and design in Sacramento County will include: Design plans and concepts for commercial districts reflecting the qualitative and placemaking objectives important to the community; Qualitative criteria and review of projects to make sure they contribute to the community's objectives; and Design review for commercial and industrial investment and reinvestment. The Design Guidelines are a tool for project applicants, County staff, and commissions to improve the quality of investment now and in the future.
