accessory dwelling unit manual, santa cruz, california

RACESTUDIO assisted the City of Santa Cruz in facilitating a community process and drafting a "how to" manual for developing second units on single family lots. As one of the highest housing priced markets in the United States, the City is using accessory dwelling units (ADUs) as an important part of their housing solution. Over 400 people participated in workshops in the preparation of the manual and initiating the City's ADU program. The Manual is part of an overall ADU program that includes prototype designs by seven architects, loan programs and new zoning provisions.

livable community residential design guidelines, watsonville, california

RACESTUDIO assisted the City of Watsonville prepare guidelines for residential and mixed-use infill development. The guidelines apply to projects throughout the city and emphasize investment that is contextual and pedestrian friendly. The guidelines are organized around five neighborhood design and two architectural design principles. The guidelines include illustrative case study solutions for a variety of infill site conditions and housing types.

The guidelines apply to projects throughout the city and emphasizes neighborhoods that are walkable and connected. The guidelines are organized around neighborhood design and architectural design principles. flatirons neighborhood, boulder, colorado

RACESTUDIO assisted Winter & Company prepared design guidelines for the Flatirons Neighborhood in Boulder, Colorado. Intended to be the template effort for other core area historic neighborhoods, the guidelines included extensive public participation. RACESTUDIO designed and facilitated three public workshops. Workshop participants identified the features to be protected and built upon, established criteria for renovation and infill development, and tested the draft guidelines.

 

strawberry vista subdivision guidelines, marin county

The Strawberry Vista Guidelines were developed for a hillside subdivision development in Marin County. The County requested RACESTUDIO's assistance in preparing the guidelines to reduce the visual impact of this visible hillside development and to promote an underlying neighborhood massing and design concept. The Guidelines emphasize reducing the mass of large custom homes by stepping them with the hillside.

RACESTUDIO assisted Winter & Company prepare guidelines for the historic Napa Abajo/Fuller park Neighborhood. The Napa Heritage Commission sponsored, and RACESTUDIO has facilitated, design and training workshops for the effort. Abajo/Fuller Park is Napa's first National Register Historic District.

 

 

carmel-by-the-sea residential guidelines

The Carmel Traditions Project is a community-based effort to prepare guidelines and regulations geared to protect and enhance Carmel's popular design characteristics. RACESTUDIO worked with Winter & Company to prepare the Guidelines on behalf a Citizens Advisory Committee. The Guidelines were prepared in a three step process: Community Character Assessment, Implementation Strategies; and Design Guideline Management Tools.
