Exercise: Village Center Site Plan
- On the preliminary community plan map, develop site plan diagrams for
the village center. Assume the following program.

- Commercial:
- 45,000 SF grocery store
- 20,000 SF pharmacy
- 20,000 SF in-line shops
- 3-5,000 SF pad buildings
- 400 parking spaces

- Residential:
- 4-20 unit buildings
- 160 parking spaces

- Community Center:
- 7,000 SF community building
- 5 acre park
- 150 parking spaces
Highlights of Teams' Recommendations:
Team 1 
- o Modifies Land Use Concept to orient commercial frontage toward Elverta
on E and W side of the PG&E power line easement
- o Provides parking access from Elverta (2) and 16th Street (1) (Right
turns only, due to medians!)
- o Moves multi-family residential complex to the "back" street,
with some exposure along 16th Street North
- o Creates internal open spaces
- o Sites Community Center at the geographic center of its site. Extends
auto parking along the perimeter streets
- o Provides for expansion of the 7,000 SF Community Center building
- o Provides for tennis, volleyball and basketball courts in the park
- o Incorporates PG&E easement into the park
- o Provides for Bus Stop
Team 2 
- o(Really need a good grocery store!)
- o Assures ample landscape separation between the commercial and residential
developments
- o Creates residential "Main Street"

Team 3 
- o Respects Land Use Concept
- o Provides multiple access to commercial blocks. ignores break in median
along N 16th Street
- o Proposes water feature at SW corner of the Elverta/16th Street intersection
- o Flips the Community Center and the Community Park sites
- o Creates internal open spaces
- o Opens a new, E-W street between S 16th Street and the Community Park
- o Parks cars along the perimeter of the park
- o Provides for ball-courts near the Community Center and amphitheater
- o Community recreation is a must!
