RACESTUDIO and Mintier and Associates
assisted Union City update its 13 year-old general plan. The City chose
a very innovative approach to complete the update. A community-based effort
to prepare concurrent strategies for economic development and youth, families,
seniors and health is leading the traditional technical work. Over the
several months, the Planning Commission sponsored nine workshops providing
an opportunity for the community to shape objectives, priorities and strategies.
Union City General Plan Update has received
a 2002 Northern California Section APA Merit Award.

elverta specific plan
 The Elverta Specific
Planning area is located in northern Sacramento County. The planning area
contains approximately 1,800 acres to be developed with 4,500 units of
housing as designated by the Rio Linda & Elverta Community Plan adopted
by the Sacramento County Board of Supervisors in June 1998. The specific
planning will build on the Community Plan by providing planning concepts
for land use, circulation, public facilities, and parks. In addition, the
plan will include development and design standards and implementation requirements.
The plan and development guidelines were prepared with the community input
through nine Citizen Advisory Committee workshops.

RACESTUDIO worked with community groups to forge
a new generation general plan for San Pablo, California. The plan features
an integrated land use, economic development and design element.
Over the course of the planning process RACESTUDIO
designed and facilitated an aggressive public outreach program. The process
included:

The plan features revitalization of San Pablo's
neighborhoods through a series of action oriented sub area planning strategies.
The vacant El Portal shopping center is to become a transit oriented mixed
use town center.

east lonetree specific plan, antioch, ca
RACESTUDIO and ELS prepared a specific
plan for a 700 acre future urban area in Antioch, California. This area
is to include a new business park, subregional shopping and several new
neighborhoods. The plan preserves a spine of ridges that run across the
site. This open space system provides a natural feature and pathway linking
the area to other city-wide trails and open space. Neighborhood planning
encourages development of pedestrian friendly environments within walking
distance of schools, shopping and parks. The business park contains a service
center located as depot development for a future transit station.
